<p>Dublin, OH – <a href="http://www.ohioauctioneers.org/">The Ohio Auctioneers Association</a> (OAA) is pleased to announce that Auctioneer Michael Hoffman of Pickerington, Ohio has been elected as a member of the Association’s Board of Directors at the OAA Winter Convention held in Dublin, Ohio.</p>
<p>Approximately 200 auctioneers and guests turned out for the OAA Annual Convention, January 14-16, 2012, in Dublin, Ohio. Highlights of the convention included auction and real estate educational sessions, the annual election of the OAA officer’s and directors and the induction of newly named members to OAA’s Hall of Fame.</p>
<p>“I am happy to be back on the Board of Directors of OAA as the Southeast Director,” Hoffman said.  Hoffman previously served as Director-at-Large from 2007 to 2010.</p>

<p>Overland Park, KS - The National Auctioneers Association Education Institute announces that Michael Hoffman, of Michael Hoffman &amp; Associates, Pickerington, OH, has earned the <a href="http://www.auctioneers.org/designations/bas">Benefit Auctioneer Specialist</a>(BAS) designation.</p>
<p>The BAS program trains auctioneers to enhance their benefit auction services.  Coursework focuses on the fund-raising components of the benefit auction event, item acquisition, audience development, additional revenue items, contractual agreements and public relations.</p>
<p>Nationally recognized auctioneers and professionals who serve the benefit auction industry teach the BAS program.  Completion of a three-day course and submission of an auction summary report are required to earn the designation.</p>
<p>According to a recent MORPACE International study, benefit auctions have been on the rise, with a 16.3 percent increase since 2003.  Hoffman said, &#8220;Because I conduct many benefit auctions in Ohio, I want to be more prepared to best serve the needs of my clients and be up to date on all of the tools of the fund-raising industry&#8221;.</p>

<p>The Institute’s AARE program educates and trains real estate and auction marketing professionals in ways that enhance their client services. Course topics include legal issues, financial analysis, property transfer, as well as case studies on the sale of agricultural, residential, commercial and industrial real estate using the auction method of marketing. There are currently fewer than 350 designees – fewer than 1 percent of all North American auctioneers – who hold the AARE designation.</p>

<p><strong>Local Auctioneers attend International Auctioneers Conference in Orlando, Fl:</strong></p>

<p>Orlando, FL &#8211; Auctioneers Michael &amp; Rachel Hoffman, of Michael Hoffman &amp; Associates, attended the largest conference of Auctioneers in the world in July to attend educational seminars and network with colleagues from across the U.S. and around the world.</p>
<p>The National Auctioneers Association hosted the 57th International Auctioneers Conference and Show July 10-15th, 2006 in Orlando, FL. It featured more than 70 educational seminars, including those on technology, Internet auctions, selling real estate at auction, building a work team, and more. The Conference also featured marketing awards events, an International Auctioneer Championship contest and other highlights.</p>
<p>The Conference is a premier way that Auctioneers gain valuable education and business connections that help them be successful and leaders in their business communities.</p>
<p>Auctions are a growing part of the U.S. economy. Gross sales revenues from auctions by NAA members in the first quarter of 2006 increased 5.7% over the same time period one year ago, a study by the NAA has found. If this trend continues, this will translate into approximately $254.1 billion total revenue for 2006 for the entire auction industry, up from $240.2 billion in 2005, a 5.8% increase.</p>

<p>AUBURN, IND. &#8211; Sixteen auctioneers from across the United States gathered last week in Auburn, Ind., to discuss the auction profession and brainstorm strategies to build on the future.</p>
<p>Michael Hoffman, Auctioneer of Pickerington, Ohio was among a select group invited to attend the first ever &#8220;Think Tank&#8221; session sponsored by the National Auctioneers Association (NAA). Attendees were the &#8220;cream of the crop&#8221; from across the United States and Canada, including 2 past presidents of NAA (Rob Doyle &amp; John Roebuck), the current president (Dennis Kruse), the president-elect (Bill Sheridan), and the vice president (Tommy Williams).</p>
<p>&#8220;Our goal in conducting this Think Tank session was to garner information from some of our professionals to help pave a bright future for the next generation of auctioneers,&#8221; said Dennis Kruse, CAI, NAA president, who planned and coordinated the event.</p>
<p>&#8220;It was a distinct pleasure and honor to be selected to participate in such a ground breaking event. The wealth of knowledge shared in our sessions, such as real estate auction techniques and technology usage, will hopefully help blaze a trail for future auctioneers to follow as a guide to having more successful auctions and promoting a positive image of our profession,&#8221; said Michael Hoffman, Auctioneer.</p>
<p>One of the topics explored by the Think Tank group was &#8220;If NAA was to develop and host an &#8216;Innovation Center,&#8217; what should be considered and what would it look like?&#8221; Other topics included real estate auctions, benefit auctions, and live Internet auctions – all of which are growing segments in the auction industry.</p>
<p>Results of the meeting will be shared with the NAA Board of Directors and with NAA committees for future input and work.</p>
<p>Auctions are one of the most historic and popular forms of buying and selling goods, and the industry continues to grow each year. An ongoing research study overseen by the NAA shows that gross revenues during the first three quarters of 2005 increased 4.75 percent from the same period in 2004. If this trend continues, the auction industry will contribute nearly $227.5 billion to the 2005 economy.</p>
<p>This study has also found that auctioneers are finding even more opportunities in real estate. Gross revenue from residential real estate auctions grew 8.2 percent compared to the same time last year. The value of all residential real estate sold at auction in 2005 is estimated at $13.1 billion. <p align="center"><strong>WHAT EVERY SELLER MUST KNOW BEFORE LIQUIDATING AN ESTATE!</strong></p>
<p>Each year we receive dozens of phone calls from regular folks that find themselves in the demanding position of being an estate representative for a family member or friend.</p>
<p>It seems such a role is always a thankless job and very demanding on your time and nerves.  In most cases, it becomes apparent that the person named as an estate representative (executor) lacks the necessary business experience and know-how to adequately perform the necessary tasks when settling an estate.</p>
<p>When the time comes to properly liquidate the assets of an estate, it seems that 9 out of 10 times, estate representatives improperly select the wrong type of liquidation service, which ultimately costs the benefactors of the estate thousands of dollars and added frustrations.</p>
<p>We have found that the majority of estate representatives and executors whom we speak to simply do not understand what the difference is between an Estate (Tag) Sale versus an Auction.</p>
<p>The fact is, the difference between an estate sale versus an auction is mammoth and under no circumstances are the two services synonymous with one another.</p>
<p><strong>ESTATE SALE vs. PUBLIC AUCTION</strong></p>
<p>Excerpts from Wikipedia, the free encyclopedia (Take note of the underlined)</p>
<p>An estate sale is a type of garage sale, or yard sale to dispose of the majority of the materials owned by a person who is deceased or will be moving.  Estate sales are usually conducted by a “professional”, for a percentage of the revenues.  The liquidator may also charge the estate for the costs to conduct the sale, including advertising, marketing, research, labor, security, refreshments and other miscellaneous fees.  This is because the scope of the process is usually overwhelming to the survivors, and for the specialist&#8217;s experience with pricing antique items, his or her following of customers, and the specialist&#8217;s experience in disposing of unsold goods in an unsentimental manner after the run of the sale.  Antique and collectible dealers use estate sales as one of their more important wholesale sources.  Estate sales are typically 1 to 3 days long, often with a price reduction toward the end.</p>
<p><strong>ESTATE SALE:  NO INDUSTRY STANDARD</strong></p>
<p>Starting an estate sale company requires no professional standards of any kind.  More specifically, there are no professional organizations, bonding requirements for the funds, education, and training, designations, continuing education or even a Code of Ethics for the estate sale company to abide by.  By and far, it’s the wild, Wild West, shoot from the hip of all businesses.</p>
<p><strong>ESTATE SALE:  CONFLICT OF INTEREST</strong></p>
<p>This is the number one red flag that should be at the top of your radar screen.  You will find that a large majority of estate sale companies are operated by an antiques dealer, Internet auction seller, or second-hand-goods dealer, who is pricing your items, which is clearly a major conflict of interest to say the least.  Problems that may arise out of a situation like this is the estate sale company may strategically position and price valuable merchandise which is quietly sold to the estate sale company, or friends, so they can reap the true value of the merchandise elsewhere.  Many estate sale companies reserve the right to retain any remaining inventory at the end of the sale which again, raises eyebrows and is a major conflict of interest.  Recording of the transactions to show who the real buyer was are non-existent.</p>
<p><strong>ESTATE SALE:  THE EARLY BIRD GETS THE WORM</strong></p>
<p>The only form of competitiveness involved with buying your merchandise is folks arriving the earliest on the morning of your sale in hopes of being one of the first in the door to find ‘the good stuff’.  Some estate sale companies use a number system where random numbers are pulled out of a hat which determines WHO gets inside the home first while the rest of the buyers stand in line waiting to gain entry and hope that all the ‘good under-priced stuff’ was not bought up by the first group that was in.</p>
<p><strong>ESTATE SALE:  THE JUDGE, JURY, AND EXECUTIONER</strong></p>
<p>Nobody can possibly be an expert on all collectibles, jewelry, antiques, coins, art, automotive, tools and even household furnishings.  However, the vast majority if not all estate sale companies play the role of the Judge, Jury, and the Executioner.  In other words, pricing of your valuable assets comes down to one person establishing such values which are often erratic.  It’s a well-known fact in the antique and resale business that dealers prefer so called ‘professionally’ operated estate sales as they can capitalize on improperly marked goods &#8211; that is, if they are one of the first ones in the doors.</p>
<p><strong>ESTATE SALE:  MARKETING IS LITERALLY NON EXISTENT</strong></p>
<p>The majority of estate sale companies that we have observed over the years have zero concepts on the art of marketing.  Essentially, there is no marketing campaign whatsoever with the exception of a classified ad in the local newspaper, a sign on the corner and perhaps the utilization of the Internet in some capacity.  Instead of laying out a detailed marketing plan, they cut this corner right out of the equation and brag up and count on their local following.  Let’s put it this way, when was the last time you read an article in the local newspaper or a story on the evening news that talked up an estate sale? It does not happen because they are low publicized and non-newsworthy events.</p>
<p><strong>ESTATE SALE:  NEGATIVE HAGGLING</strong></p>
<p>For the most part, there isn’t any negotiations whatsoever at an estate sale.  The exception is, if an item isn’t priced then the estate sale company will shoot from the hip and name a price from off the cuff.  The other exception is, typically estate sales are two and three day events where, over time, prices are slashed up to 75% off from the original marked price.  When prices are negotiated <strong>down</strong> on your merchandise, negative haggling is the automatic process.</p>
<p><strong>ESTATE SALE:  SHODDY CONTRACTS AND AGREEMENTS</strong></p>
<p>Obviously, this isn’t the case with every company that provides estate sale services but there does seem to be a trend with poor contracts in this field.  Those that I’ve seen are simply cut-and-dry one page wonders that are full of legal loopholes and leave the owner practically defenseless &#8211; well, at least according to the contract.  First and foremost, a good contract should never be written by anyone other than an attorney and never in a fashion to gain leverage over the other party.  Common language in an estate sale contract is the estate sale company reserves the right to retain any unsold merchandise.  Some will say they will take it home and try to sell it on the Internet.  Accounting could go on for months.  Many times, the owner is not allowed on the premises during the sale and the estate sale company isn’t responsible for theft which is ironic considering that you may have dozens of vastly unsupervised strangers rummaging through all rooms in your home on the first sale day.  In addition, you’ll see that most estate sale companies have very little mention on how they are going to promote your sale.  They often pay for all advertising right out of their own commission; which they can afford to do because there isn’t much of an advertising campaign in the first place.  Be careful with what you agree to.  Read the contract in its entirety and always have your attorney review the contract for legalities and liabilities.  Michael Hoffman, CAI never has a problem working with your attorney to iron out any issues you may have.</p>
<p><strong>ESTATE SALE:  A MOUNTAIN OF LEFTOVERS</strong></p>
<p>“Leftovers” are fine at holidays, but not when your ultimate goal is to sell and clear out the residence of personal property.  Unlike an auction, the likelihood that you are going to have a mountain full of leftovers and a big mess on your hands are indeed pretty likely.  Some estate sale companies will address this concern and make ‘clean up’ arrangements at your expense.</p>
<p><strong>ESTATE SALE:  YOU CAN’T WATCH!</strong></p>
<p>Despite the fact this point was mentioned in the ‘contracts’ section of this article, it deserves its own section.  Many estate sale companies have a provision in their contract that no member of the family is allowed on the premises while the sale is under way.  Regardless of the reasons given, if this isn’t a red flag to you then nothing is.  The fact is most estate sale companies do not want you around during YOUR sale.  Like I said earlier, it’s the wild, Wild West of all businesses where there is typically no accountability whatsoever from a licensing authority, holding company, registration list of buyers, or even the owners of the property being present.</p>
<p><strong>ESTATE SALES ARE A POOR BUSINESS MODEL</strong></p>
<p>At the end of the day, an estate sale (tag sale) is simply a glorified garage sale which is typically operated by one or two semi or retired part-time ‘weekend warrior’ type of small business owners.  None have any professional training or required education in the ‘estate sale’ field whatsoever.  There are no ‘industry standards’ starting with a strict code of ethics because there isn’t any trade organizations or associations.  Many are current or former antique shop or reseller dealers who bring a level of expertise in specific areas but nevertheless, when they are dealing such goods along with representing an estate and setting the prices themselves, it’s clearly a conflict of interest to say the least.</p>
<p>Despite all of this, the actual estate sale process is poor and rarely advantageous to the seller.  Assuming that everything an estate sale company does is above par, the process alone nullifies the effectiveness of the ultimate goal &#8211; receiving the optimal value on the goods through a competitive complete liquidation effort.  Their liquidation is never complete without the use of a garbage dumpster, goodwill and a guarantee in writing that the estate sale company will ensure that the property is clutter-free and clean at the end of the sale.</p>
<p>There is NO salesmanship whatsoever when it comes to selling your valuable assets at an estate sale.  None.  The handlers of the estate use the ‘silent salesmanship’ approach to selling your goods which equates to a price tag and willingness to reduce prices in the hope that a buyer will purchase the item.</p>
<p>Estate sales are simply not the best choice when liquidating an estate.</p>
<p><strong>WHEN ESTATE AND TAG SALES ARE EFFECTIVE</strong></p>
<p>Choosing the right type of service to liquidate an estate is subject to the type of merchandise that needs to be sold.</p>
<p>An estate sale (tag sale), garage sale is effective if the estate simply contains general household merchandise, outdated modern day furnishings and most foreign imported goods.  However, if there is a selection of fine antiques, collectibles, memorabilia and certain types of collections, quality modern furniture, then an estate sale is absolutely a poor choice.</p>
<p>Keep in mind that our firm offers estate sale services but there is a reason why we have conducted just ONE estate sale in the past decade &#8211; because we strongly advise our clients against choosing this method of selling their assets.</p>
<p>We can tell many stories of where the seller thought an item was worthless, only to be surprised at seeing it sell in an open auction for hundreds or thousands of dollars.  To be honest, we are sometimes surprised as well, but that is the reason to use the auction method for the ultimate price discovery.</p>
<p><strong>THE DEFINITION OF AN AUCTION:</strong></p>
<p>An auction is an event in which goods or property are sold to the highest bidder.</p>
<p>By being open to the public, an auction ensures a wide range of bids, and sometimes items at auction can fetch surprisingly high prices.  The bidders, in turn, create their own market, determining on an individual basis how much they want to pay for an item, rather than having prices dictated by the seller (or by an uneducated tag sale company representative).</p>
<p><strong>WHY SHOULD YOU SELL YOUR ASSETS AT AUCTION?</strong></p>
<p>The auction method of marketing is one of the world’s earliest professions.  In fact, this unique method of selling literally dates back to thousands of years and the reason for this is quite simple.  Auctions are the quickest and most efficient method of selling goods at market value.</p>
<p>Truly professional auctioneers are full-time professionals that typically have years of experience and an extensive educational background in the auction industry.</p>
<p><strong>AUCTION OVERVIEW:</strong></p>

<p><strong>AUCTION:  THERE IS AN INDUSTRY STANDARD</strong></p>
<p>There is a well-defined industry standard in the auction industry through the National Auctioneers Association, the Ohio Auctioneers Association and the State of Ohio.</p>
<p>Regardless of which auction company you are considering to do business with, the auctioneer must be licensed and bonded by the State of Ohio.  It’s also important that they are members of their state and national auctioneers association, as they are required to follow a strict code of ethics as members of these organizations.</p>
<p>Furthermore, the auction industry provides extensive educational resources with the most distinguished being the Certified Auctioneers Institute which is a three year designation program held at Indiana University in Bloomington, Indiana.  The CAI designation is equivalent to a PhD in the auction industry and roughly 1,100 auctioneers worldwide maintain this important auction designation.</p>
<p>In addition, the Universal Commercial Code, UCC, specifically outlines important protocol that professional auction firms are to adhere to.</p>
<p><strong>AUCTION:  100% TRANSPARENT!</strong></p>

<p>A professional designation awarded by the NAA Education Institute designed to teach professional auctioneers the planning techniques that create successful benefit auctions. <p>First you need to register. Registration is held during preview times that are generally 1 to 2 hours before the auction starts.  As the auctioneer is calling bids, you simply raise your hand or bid card when you are comfortable with the amount being requested by the auctioneer.  If you are the winning bidder, hold your bid card up high so your bidders number can be recorded by the auction clerk.</p>
<p><strong>What methods of payment do you accept at your personal property auctions?</strong></p>
<p>If you are a winning bidder, the method of payment is cash, cashier&#8217;s check or personal check if approved by the auctioneer or the cashier.  We also accept Visa and Mastercard at no additional cost to better serve our auction customers.</p>
<p><strong>Is there a fee for attending an auction?</strong></p>
<p>There is never a fee for attending an auction conducted by Michael Hoffman, Auctioneer.</p>
<p><strong>Is there a warranty for any items purchased at an auction?</strong></p>
<p>No, All merchandise is sold &#8220;As Is&#8221;, &#8220;Where Is&#8221;. There are no warranties, no guarantees. As there are exceptions to almost every rule, when selling items that must be plugged in to see if they will work (such as power tools or TV&#8217;s ) we will generally allow a winning bidder a couple of minutes to test the item.  If the item does not work, we&#8217;ll scratch the clerking ticket.</p>
<p><strong>Can I pay for my Purchases when I&#8217;m finished bidding, or must I wait until the auction is over?</strong></p>
<p>You may pay as soon as you&#8217;re through bidding.  We ask that you please allow at least fifteen minutes from the time of when you last bid on an item for the clerking sheet to make it to the cashier.</p>
<p><strong>How much do things sell for?</strong></p>
<p>There is no simple answer to this question. Sale price depends on the merchandise (car, truck, equipment, jewelry, etc). Such things as condition, appeal and uniqueness all play a part. Also, the prices bid generally depend upon how badly two people at an auction want an item.</p>
<p><strong>How is an Auction different from a tag sale, or a garage sale?</strong></p>
<p>At an auction, EVERYTHING will be sold.  An auction is a means to sell property of all types by verbal exchange or written exchange in which the property is offered and sells to the highest bidder.  At a tag sale, often, only the items that are seen as under priced sell to the first interested party.  An auction employs open, enthusiastic and competitive bidding to secure the highest possible market price for your merchandise.</p>
<p>There is nothing like the power of auction marketing.  We can sell your personal property (antiques, household, equipment, vehicles, etc. ) on-site or at local auction facilities.  Real estate auctions are usually conducted at the property to be sold.   It all begins by giving us a call.  Michael Hoffman, Auctioneer works on a commission plus expenses basis, with no money up front.  We believe our commission rates are fair and reasonable.  The advertising, labor and any other expenses will be settled after the auction and paid directly from the auctions proceeds.  Michael is bonded in favor of the State of Ohio to handle the funds in escrow, so you can get on with your life.  In order to expedite the settlement, the State of Ohio requires that auction settlements be issued within 15 days from the date of the auction, so you get your money fast!</p>
<p><strong>Will you accept smaller amounts of items or lots?</strong></p>
<p>An increasing amount of our business is from partial estates and consignments.  That is, individuals downsizing, or selling just one item or a few of them.  Your items can be combined with those consigned for another upcoming auction.  Expenses can then be shared with other clients who have similar circumstances.  Whether it&#8217;s a boxful or a truckload, for many people, storage is not an option.  Your items can be transported by truck or trailer to secured storage or directly to an auction facility.</p>
<p><strong>Who will attend the auction?</strong></p>
<p>As we conduct both personal property and real estate auctions, it depends on the type of auction being conducted.  Real estate auctions bring in real estate investors, first time home buyers, etc.  Personal property auctions bring out people from all walks of life such as antique dealers looking for merchandise to stock their stores, homemakers decorating their homes, and people looking to buy merchandise at fair market value.</p>
<p>Your auction will be advertised in the Columbus Dispatch (unless outside of their coverage area), on this website, the Ohio and National Auctioneer&#8217;s Association websites, and at other public auctions by way of flyers, at local antique shops and, if warranted, in national trade publications like Antique Week.</p>
<p><strong>How soon can we book an auction date?</strong></p>
<p>Give us a call today to discuss it!  We generally request at least three to four weeks, at a minimum, to allow for premium promotion and maximum exposure of your property.  We understand that often our clients need to sell their property (both real and personal) as quickly as possible.  We are prepared to provide individual attention to your needs.  It all starts with a phone call.  Call us today at 614-314-0298.</p>
<p><strong>What do I have to supply?</strong></p>
<p>Virtually nothing!  Whether it&#8217;s an on-site auction or at a local auction facility, we have the necessary supplies on-hand to make your auction a success.  If you choose to pack your own merchandise, to save on labor expenses, we&#8217;ll be glad to show you how.  Or, at a nominal cost, we will be happy to pack your items and prepare your furniture for the auction.</p>
<p>If we are going to have your auction on-site, we&#8217;ll get an early start to set up the auction.  The furniture and boxed items will be staged for a quick exit out of the house, garage, or barn.  We&#8217;ll be prepared with enough hands to make the job light.  Other than the auctioneer, the auction crew consists of a well prepared cashier, one or two ringmen, and a very capable clerk to record all items being sold.</p>
<p><strong>How will my items be sold?</strong></p>
<p>Marketing your auction does not end at printed materials.  We always attempt to display your items in the best manner possible to obtain the highest prices.  Often, general household items will be sold with like items, e.g. nails, screws and bolts or sponges, or knives, forks and spoons, etc.  Take a look at the auction scrapbook page for photos of how items are generally displayed.</p>

In order to be designated with the BAS, auctioneer-scholars are required to complete 21 classroom hours, a detailed written auction summary report, proof of at least six benefit auctions and 24 hours of continuing education every three years.</p>

<p>A professional designation awarded by the NAA Education Institute to help professional auctioneers understand how to properly conduct and deal with the settling of estates. The course also educates professional auctioneers on working with family members and dealing with lawyers and accountants. In order to be designated with the CES, auctioneer-scholars are required to complete 21 classroom hours and complete 24 hours of continuing education every three years.</p>
<p><a href="http://www.auctioneers.org/designations/gppa" target="_blank"><strong>GRADUATE, PERSONAL PROPERTY APPRAISER (GPPA)</strong></a></p>
<p>The <a href="http://www.auctioneers.org/" target="_blank">National Auctioneers Association</a> created the Graduate Personal Property Appraiser (GPPA) professional designation to provide Auctioneers with custom education that enhances their appraisal skills and knowledge. The GPPA program teaches students the responsibilities of being an appraiser and provides them advanced training in Uniform Standards of Professional Appraisal Practice (USPAP) guidelines.</p>
<p>The Appraisal Foundation of the United States recognizes the GPPA designation as one of only a very few that meet their credentialing criteria in the US. Those individuals holding a current GPPA will not have to meet the new 2012 credentialing requirements (including obtaining a Bachelor&#8217;s degree) the Foundation has set forth.</p>
<p>The Financial Institutions Reform, Recovery and Enforcement Act of 1989 recognizes USPAP as the generally accepted appraisal standards and requires USPAP compliance for appraisers in federally related transactions. State Appraiser Certification and Licensing Boards; federal, state, and local agencies, appraisal services; and appraisal trade associations require compliance with USPAP.</p>
